The focus of the eight-acre Franklin Point Plan was to optimize the development potential of the site. Opportunities included access and views of the Chicago River, and zoning that allowed high-rise development. The main site constraint was a large sewer line.

The urban design solution included development of a raised plaza area between the buildings and gracious stairs that led from the plaza area to riveredge esplanades. The plaza level was designed to be pedestrian friendly. Parking on the lower levels freed the plaza level of heavy vehicular traffic.
