The challenge at CityGate Centre was to optimize development potential on a 19 acre site located at the crossroads of two arterial roads. The master plan enabled the three main office buildings to fit with a mix of other uses. The plan included one and two story commercial retail uses, a hotel, and a performing arts center. Structured parking is tucked behind the buildings.

The buildings were organized along a pedestrian-friendly east-west “main street”. The area was designed so that office workers could walk to lunch without using their cars. A shared parking strategy utilized synergy between the mix of land uses to accommodate projected parking needs, reducing the required parking by 26%. This planning saved the developer millions of dollars in parking garage costs.
